Where do you go? - Comer Custom Builders, LLC, has been custom designing and building in the Amarillo and surrounding area for over 28 years. Our experience and expertise in the custom building world help make the building process an enjoyable experience. Where do you begin? - The first consideration in building is selecting a lot or piece of land. Your considerations for selecting a building site might include schools, shopping, access to highways, medical facilities or the neighborhood you prefer. Environmental factors such as grading, drainage, prevailing winds, neighboring lots, streets and sidewalks should all be considered. Mickey and Kline personally meet with all our clients at their potential building sites to determine how to design the plan to best fit their site. Many people think the first consideration is developing a plan. The selection of a lot or parcel of land will drive the design of your future home. Some things for you to think about might include, designing for a narrow lot in town, wanting to take advantage of a view or wanting to block prevailing winds? All are important decisions before a plan ever gets started.
What do we need to get started? - Once a building sit has been determined, now it is time to start on a floor plan or design. When you start on the floor plan, you should have a list of rooms that you prefer in your new home. Your list should include but not be limited to, number of bedrooms, number of baths, living areas, formal dining, things you think you want. Do you want a single story or two? Do you want a basement? How many garages and patio areas are wanted? You should also include a list that suits your lifestyle and that of your family. Do you want an open floor plan, an isolated master suite, an office space, a media room? Using your list of rooms and lifestyle requirements, Mickey works
with each client to develop the first draft of a plan. The first draft is usually drawn to scale from sketches on pieces of paper or ideas you have. Then you will have a working copy of a plan, a place to begin. Designing a home is a process. This process may require several changes and revisions to the plan to complete the process and have your dream home layout. After all the changes and revisions have been made to the plan you now have your final draft. The final draft is not the full set of plans, yet. The final draft is used to secure bids for a preliminary
estimate on your new Comer Custom Builder home. We can prepare an estimate without having an entire set of plans. In order to get this preliminary estimate, you need list number two. This list will be the details of how your new home will be finished. Imagine walking up to the front of your new home. Do you want a stone, brick, stucco exterior? At the front door, do you want double doors, iron doors, single door, and a window above? Step inside the entry, do you want wood floors, stone, tile or travertine? Do you want crown molding, large molding, ceiling designs, beams, special finishes or paints? Continue walking every room in your new home floor plan while making your list. Now you get the idea. Your ideas should include everything you can get on your wish list for the preliminary estimate. Then using your preliminary estimate, we can increase or decrease the size of you plan. We can change the details to meet your budget. Once your costs meet your budget, the final full set of plans can be drawn and it’s time to get started building!
